KfW Funding for Smart Home: A Guide to Grants and Loans for Modern Living

Their "Altersgerecht Umbauen" (Age-Appropriate Renovation) program offers funding for smart home solutions that go beyond convenience. Manuela Strauch: Our loan and grant program, run in cooperation with the Federal Ministry of Construction, supports modifications that reduce barriers, ensure additional safety, and guarantee high living quality. Smart home elements are a part of this. For example, if operating roller blinds becomes difficult due to a lack of strength, quality of life suffers. Automated systems can optimize blind use to avoid summer heat, create an occupied appearance at dusk for burglary protection, and save on heating costs in winter. Energy efficiency is one of KfW's key funding priorities.

What Measures Are Eligible for Funding?

Which measures are financed?

Funding is available for retrofitting control elements like motors and controls for roller shutters, blinds, windows, doors, and gates. Additionally, all structural measures to improve orientation and communication are eligible. This includes the automatic control of lighting, heating and climate technology, security systems, and door communication systems. This applies to both owned and rented properties. Furnishings, household appliances, or entertainment technology are not funded.

Is the "Age-Appropriate Renovation" Program Only for Seniors?

The program is called "Age-Appropriate Renovation." Is the funding really intended for people of retirement age?

Not at all! It is age-independent. Higher living comfort benefits all age groups: Smart building technology allows older people to stay in their familiar environment as long as possible, but it also benefits families with or without children, as well as people with disabilities or limited mobility. There's nothing wrong with investing early in the living comfort you may appreciate even more later.

What Does the Funding Look Like?

And how does this funding look?

Firstly, KfW offers a low-interest loan that can finance up to 100% of the eligible investment costs, including ancillary costs for planning and consultation. A maximum of 50,000 euros per residential unit can be granted as a loan (product number 159).

And the terms?

Depending on the term and interest rate fixation period, an interest rate between 0.75% and 1.2% is currently charged. A grace period of up to five years without repayment can be utilized.

Grants for Those Who Don't Need a Loan

But homeowners who don't need a loan and still want to finance living comfort can also get a premium...

Yes, in the form of grants from the federal government. Those who don't need a loan, for example for smaller measures, can apply for a grant—essentially a financial premium. This amounts to 10% of the costs for items like intelligent control of lighting, doors, and windows, capped at 5,000 euros per unit. For those undertaking comprehensive barrier-free renovations—such as installing a walk-in shower, widening doors, modern room layouts, or removing thresholds—and achieving the demanding "Age-Appropriate House" standard, grants of 12.5% are available, with a maximum of 6,250 euros per unit. KfW funding can also be combined with other public subsidies.

What Should Homeowners Keep in Mind?

Do builders need to pay attention to anything?

It's important to apply for funding before starting the renovation. Customers apply for the loan at a financing institution of their choice, such as their house bank. The grant is applied for directly with KfW.

There are also technical minimum requirements: For instance, control elements for automatic systems must be large-surface and easy to operate. Only rocker and push-button switches are eligible. Certain distances must also be observed. To ensure the planned measures and techniques actually meet the requirements, an expert should be consulted during planning—these costs are eligible.
